Kevin Harper founded Harper Properties in 2004 and has grown the company into one of Auckland’s leading independent property management companies.

Your property, is our priority and after 13 years of mastering the craft of property management we are confident you’ll be impressed with our level of care and attention. We have two bases and manage properties stretching from Orewa to Hamilton. One base is in Auckland’s CBD and the other is in Hamilton's CBD.

We specialise in residential properties and manage Auckland wide all the way from Orewa to Hamilton. At Harper Properties we believe it's important to specialise in the area you manage. Accordingly, we have allocated property managers to certain areas of the City, thus ensuring you as a landlord can have peace of mind that you are getting a fair market rent for your property. It also means that the best advertising for that area can be employed to minimise the downtime (if any) between tenants.

What We Do

Tenancy Services

  • Free Trademe (Internet) advert
  • Prospective tenants interviewed and application form completed
  • Complete reference, credit and employment check undertaken
  • Minimum 3 weeks’ bond and 1 weeks’ rent in advance received from tenant before occupancy
  • 4 inspections per year at a cost of $30.00 plus GST each
  • Pay water rates accounts on owners’ behalf
  • Collect incoming and waste water costs from tenant

Landlord Services

  • Monthly statements emailed to Property Owner
  • Property inspection reports emailed to Property Owner
  • All repairs and maintenance taken care of
  • Warranties actioned if applicable
  • Property Managers available to carry out minor repairs

Money Management

  • Fully computerised financial management system
  • Tenant rent paid into Trust Account held by Harper Property Management Ltd
  • Rent accounts monitored on a daily basis
  • Net rent after expenses credited to your desired account weekly (Tuesdays)
  • Final inspection completed prior to any bond refund
  • Any claims against tenant dealt with prior to any bond refund



What is your rate?

We charge a competitive percentage based on the weekly rent collected. Please contact us to discuss what your rate would be.

Do you check prospective tenants’ backgrounds?

Yes, before tenants are accepted for a property we carry out a full credit check, and require at least two references from previous landlords to ensure they have a good tenancy history. Where applicable, obtain proof of income.

How do you ensure the property is well maintained?

We carry out property inspections on each property 4 times a year and report back to the landlord on the condition of the property. These reports include photos and brief descriptions on the condition of the property, along with any maintenance issues. We also have numerous tradesmen who produce high quality work at very reasonable prices.
